Bengaluru’s real estate map is expanding once again — this time along the NH-844 corridor that connects the city to Hosur. With multiple infrastructure proposals and industrial projects converging in the region, developers are beginning to position the stretch as the next organised residential frontier. Among the latest to announce entry is Signature Dwellings, which plans to launch two premium housing projects along the corridor in the coming months.
The move underscores a larger trend in the city’s property market: a shift from saturated micro-markets toward infrastructure-backed growth belts where long-term planning, rather than short-term speculation, drives development.
Growth Moves Beyond Core IT Hubs
For years, Bengaluru’s residential expansion closely followed established employment centres such as Electronic City and Whitefield. However, rising land prices, traffic congestion, and limited inventory in mature markets have pushed both developers and homebuyers to explore peripheral corridors.
NH-844, which links Bengaluru with Hosur in Tamil Nadu, is increasingly being seen as one such corridor. Its proximity to industrial clusters, logistics hubs, and IT campuses gives it access to employment generators, while upcoming connectivity projects are expected to enhance commuter convenience.
Signature Dwellings’ decision to enter the stretch is based on what the company describes as a “planning-led expansion strategy.” According to Utham Korekkana, Director – Sales and Marketing, the corridor’s appeal lies in the convergence of infrastructure initiatives that could support sustained urban growth.
Metro Proposal a Potential Game-Changer
One of the most discussed proposals along the corridor is South India’s first interstate metro connection between Bengaluru and Hosur. If executed as envisioned, the line would significantly improve cross-border commuting and workforce mobility.
The proposed metro alignment is expected to pass approximately 1.44 km from the developer’s planned project site, placing future residents within close reach of rapid transit. For a corridor that straddles state boundaries, such connectivity could play a defining role in shaping housing demand.
In addition, major road infrastructure tenders valued at nearly ₹7,000 crore have been proposed around 5.2 km from the stretch. These upgrades aim to improve access to commercial routes and employment hubs across Bengaluru, potentially easing pressure on existing arterial roads.
Urban planners note that corridors witnessing simultaneous investments in both rail and road networks tend to experience more balanced, sustainable growth.
Industrial Ecosystem Strengthens Residential Case
Beyond connectivity, NH-844 benefits from proximity to industrial and innovation projects.
The Karnataka Industrial Areas Development Board (KIADB) has proposed SWIFT City near Sarjapura, roughly 7.2 km from the identified project site. Envisioned as a large-scale industrial and urban ecosystem, SWIFT City is expected to attract manufacturing and technology companies over the next decade.
A separate startup-oriented SWIFT City ecosystem, about 10.8 km away, is aimed at fostering innovation-driven enterprises. Together, these developments signal employment potential that could sustain long-term housing demand.
Electronic City, located around 15 km from NH-844, continues to function as one of Bengaluru’s largest IT employment zones. Meanwhile, the existing Bommasandra Metro Station near Delta Electronics — approximately 10.3 km away — provides current public transport access even as future projects are being planned.
Civic Projects Add to Area Profile
In addition to industrial activity, civic infrastructure proposals are contributing to the corridor’s rising profile. A proposed international-standard cricket stadium at Bommasandra, planned with an 80,000-seat capacity and located around 11.2 km from NH-844, is expected to enhance the area’s regional significance.
Large-scale sports infrastructure often catalyses surrounding commercial activity, including hospitality, retail, and entertainment spaces. While such projects take time to materialise, their announcement alone can shift perceptions about a locality’s long-term importance.
Premium Positioning in an Emerging Belt
Signature Dwellings plans to position its NH-844 projects within the premium housing segment. According to the developer, the focus will be on low-density planning, efficient layouts, and landscaped open spaces designed to balance privacy with community living.
Homes are being planned to maximise natural light and ventilation, reflecting a growing emphasis on functional design rather than purely aesthetic features.
Industry observers suggest that early entrants into emerging corridors often shape buyer expectations. By launching projects before large-scale densification occurs, developers can exercise greater control over layout planning and open space integration.
“Premium living is defined by how well a home supports everyday life,” Korekkana said, adding that early-stage planning decisions can reduce long-term uncertainties for homeowners.
Early Entry, Long-Term Play
NH-844 remains in its formative phase as a residential destination. Many of the infrastructure projects are proposed or under development, and the corridor has yet to experience the intense build-out seen in other parts of the city.
However, it is precisely this stage that attracts developers looking to secure land and establish a presence before price escalation accelerates. If infrastructure execution aligns with projections, the corridor could transition from an emerging stretch to a fully integrated urban extension over the next decade.
For homebuyers, the appeal lies in entering a market that is still evolving but supported by visible planning initiatives. While timelines for public projects may vary, the clustering of transport, industrial, and civic investments around NH-844 suggests a structural growth trajectory.
As Bengaluru continues its outward expansion, the NH-844 corridor is increasingly being viewed not merely as a highway link, but as a future residential district shaped by connectivity, employment access, and long-term infrastructure planning.
