Amol Ravetkar, the real estate veteran from Pune shares 5 significant pointers that one should be wary of.
I. Location: The Foundation of Finding The Right Home
The right location can transform your daily life in Pune. Consider the time you'll spend commuting to work – areas like Hinjewadi offer proximity to IT hubs, while localities near Koregaon Park provide easy access to business districts. For families with children, neighbourhoods like Kalyani Nagar and Wakad offer excellent schools within reach. “Healthcare accessibility is equally crucial, with areas near Hadapsar and Baner hosting quality hospitals and medical facilities,” shares Mr. Ravetkar.
II. Evaluating Growth Potential
Pune’s real estate landscape continues to evolve. Areas like Wagholi and Pisoli show promising growth trajectories due to upcoming infrastructure projects and improved connectivity. Before investing, research proposed development plans, including new roads, metros, or commercial complexes that could enhance property values. Areas near the upcoming metro corridors, for instance, are likely to see substantial appreciation.
Aligning with Your Lifestyle
“Your home should complement your lifestyle preferences,” comments Mr. Ravetkar. “Nature enthusiasts might prefer areas like Bavdhan or Kothrud, which offer proximity to hills and green spaces.” If you enjoy a vibrant social life, locations near Koregaon Park or Kalyani Nagar provide easy access to entertainment venues. For families, gated communities in Wakad or Baner offer child-friendly environments with dedicated play areas and community activities.
Financial Planning and Budgeting
Understanding the financial aspects of home buying in Pune is crucial. Property prices vary significantly across localities – from premium areas like Kalyani Nagar to more affordable options in developing regions like Wagholi. Mr. Ravetkar emphasises on considering all costs, including registration, GST, and maintenance charges. Research home loan options from various banks and NBFCs, comparing interest rates and processing fees. Remember to factor in future expenses like property tax and society maintenance charges.
Assessing Builder Credibility
The reliability of your chosen developer significantly impacts your investment. Research builders’ track records thoroughly – investigate their completed projects, speak with existing customers, and verify legal documentation. “Look for RERA registration and necessary approvals,” adds Mr. Ravetkar. “Established developers in Pune have consistently delivered quality projects, but it's essential to conduct due diligence regardless of the builder's size.”
By carefully evaluating these aspects, you can make an informed decision about your home purchase in Pune. Furthermore, Amol Ravetkar shares the last bit of his wisdom, “Remember that this investment will impact your life for years to come, so take time to research and choose wisely. Consider seeking guidance from real estate professionals who understand the local market dynamics and can provide valuable insights into different areas and properties.”
